What general community services and policies are in place regarding packages, trash, and smoking?
Modera Frisco Square is a 100% smoke-free community equipped with elevators. We utilize Fetch for convenient package retrieval. We also provide resident recycling services; please deposit all cardboard materials into the collection bin situated at the loading dock.
Is the community gated, and how do residents enter?
Our community offers gated access for your peace of mind and each resident receives a code or a key fob to enter the gate.
What types of apartments are available at Modera Frisco Square, and when were they built?
Built in 2022, Modera Frisco Square offers an array of 1-, 2-, and 3-bedroom apartment homes with den, loft, and townhome layouts available. Our leasing office is open Monday–Friday (9:00 am–6:00 pm), Saturday (10:00 am–5:00 pm), and Sunday (1:00 pm–5:00 pm).
What are the parking options for residents and guests?
We have a controlled-access parking garage with covered parking available on a first-come, first-serve basis. Attached garages are also available in select homes. Please note that we do not have dedicated guest parking spots available at Modera Frisco Square.
How do I submit regular or after-hours maintenance requests?
We proudly offer an on-site maintenance team. Submit routine requests via the Resident Portal, allowing 48 hours for a response. For after-hours service or emergencies, use the portal, contact our virtual assistant Milly, or call our main number to have Milly escalate emergencies to our on-call associate.
What is your pet policy, and what pet amenities are offered?
We welcome up to two pets per home ($350 fee/deposit each). All residents must complete a profile via PetScreening.com ($30/pet, free for non-pets). While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum. We also offer a pet park and pet spa, open daily for residents from 9:00 am to 10:00 pm.
What features and appliances are included in the apartment homes?
Homes feature wood-style plank flooring and air conditioning. Kitchens boast granite countertops, a dishwasher, a garbage disposal, and ENERGY STAR® stainless steel appliances, including refrigerators with ice machines. Each apartment also comes with an in-home, full-size washer and dryer, making laundry day a breeze!
Are the apartments equipped with smart features and Wi-Fi?
Our apartment homes feature smart home technology, including a key fob front entry system, USB ports, and a programmable thermostat. Additionally, we provide complimentary Wi-Fi in all common areas for our residents to enjoy.
What community amenities are available and what are their hours of operation?
Residents can enjoy a community grilling station and a year-round pool open from dawn to dusk. Inside, we offer a 24-hour fitness center, a clubhouse open daily from 9:00 am to 10:00 pm, and 24-hour coworking spaces located within the clubhouse for your convenience. Additional community amenities include a golf simulator, outdoor courtyard with grilling areas with lounge seating, and more. When do I pay rent, and are utilities included?
Utilities are not included. Rent is due on the first of the month with a grace period through the third. Pay via the Resident Portal, mobile app, e-check, MoneyGram, credit card, or use Flex to split your payments. Late fees start on the fourth day of each month.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

What are the upfront costs, monthly fees, and insurance requirements?
One-time fees include a $75 application fee, $150 admin fee, $20 amenity fee, and $350 pet fee/deposit. Monthly fees include trash ($40), pet rent ($25), and WiFi ($60). Residents are automatically enrolled in a Resident Liability Program ($15/month) unless supplying a valid third-party renter's insurance policy.
What are your policies on subletting, Section 8, and application verification?
We do not accept Section 8 vouchers, and subletting on platforms like Airbnb or VRBO is not permitted. To protect our community, Mill Creek utilizes advanced fraud detection tools like Snappt for real-time identity verification, income validation, and document authentication during the application process.

Do I need to complete a PetScreening Profile?
Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com. Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident. 🐾 Have a pet? There’s a $30 annual fee per household pet profile. 🐾 No pet or have an assistance animal? No fee required—just complete the profile so we have your info on file. Your lease process may be delayed if this step isn’t complete, so we recommend checking it off your list early!
Is renter's insurance required for the 1-, 2-, and 3-bedroom homes with den, loft, and townhome layouts available at Modera Frisco Square?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.
